Westchester prices rose even as sales slowed
Here is the one thing that stands out to me right now. The Real Estate Data Aggregator counted 82 homes sold in ZIP 33155 (Westchester) for the three months ending August 31, 2026. That is down 4.7% from the same months in 2025. But the median sale price rose to $805,000, up 14.6% year over year. Fewer sales, higher prices. That tells you buyers are still paying up for the right home.
That 14.6% price gain is well above the national picture. The Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Westchester ran much faster than the country as a whole.
Homes are taking longer, but the right ones still move fast
The Real Estate Data Aggregator shows the median home in Westchester sat on the market 84 days during those three months. That is 15 days longer than the same period in 2025. So not every listing moved quickly. But here is what I find interesting: 22.5% of homes went under contract within two weeks of listing. That share is up 2.3 points from a year ago. The well-priced homes are still finding buyers fast.
Fewer homes to choose from, but pending sales are rising
The Real Estate Data Aggregator counted 132 homes for sale in Westchester during those three months. That is down 14.3% from a year ago. New listings also dropped, down 11.6% to 114. Less inventory usually supports prices, and that fits what we are seeing. At the same time, pending sales came in at 98, up 4.3% from a year before. Buyers are still making moves.
The broader Miami-Dade picture
Westchester is not alone in seeing slower sales. MAR reported that total Miami-Dade home sales fell 1.1% year over year to 1,769 transactions in August 2026. But the high end of the market is a different story. MAR also reported that Miami-Dade home sales of $10 million or more through August 2026 reached 194, already 14.1% above the full-year 2025 total. That kind of buyer activity at the top of the market tells you something about demand in this county overall.
On the rate side, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is a real headwind for buyers who need financing. Nationally, Realtor.com also reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Westchester's median price still rose, but that national context is worth knowing.

- But pricing and preparation matter more now than they did a year ago, because the homes that sit are sitting longer.
One more thing worth saying. These numbers cover all of ZIP 33155. One street or one block can read very differently from the ZIP code as a whole.
