Westchester prices rose even as sales slowed

Here is the one thing that matters most if you own in Westchester right now. Prices went up, even while sales slowed. That tells you buyers are still competing for the right home here. Pricing and preparation matter more than what the county headlines say.

The Real Estate Data Aggregator counted 82 homes sold in ZIP 33155 for the three months ending July 31, 2026. That is down 4.7% from the same months in 2025. So fewer homes traded hands, yet the median price still climbed 10.9% year over year. Those two facts together tell a specific story about Westchester.

MAR reported that Miami-Dade total home sales fell 1.1% year over year in August 2026, landing at 1,769 transactions. Westchester held its own against that county-wide softness. If you own here, the broad county number is not your number.

MAR also reported that Miami-Dade home sales of $10 million or more reached 194 through August 2026, already 14.1% above the full-year 2025 total. At the current pace, MAR projects Miami-Dade will finish 2026 with 291 such sales. That upper end of the market is moving in a very different direction from overall volume.

Broward County tells a similar split story. MAR reported that Broward total home sales fell 4.5% year over year in August 2026. But Broward's $1 million or more transactions rose 22.6% year over year in August 2026, reaching 255 sales. Across South Florida, the higher-priced segment is holding up better than the broader market.

Homes are taking longer to sell, but the right ones move fast

The Real Estate Data Aggregator put the median days on market at 77 days for the three months ending July 31, 2026. That is 26 days longer than the same period a year before. So the average home is sitting longer. But here is the other side of that picture.

The Real Estate Data Aggregator found that 24.4% of Westchester homes went under contract within two weeks of listing. That share jumped 12.4 points from a year before. Nearly 1 in 4 homes found a buyer fast. The ones that did not were likely priced or presented differently.

The Real Estate Data Aggregator also showed that 11% of homes sold above list price, up 1.7 points from a year before. That is a small but real increase. It means some sellers are still getting more than they asked.

Supply stayed tight, which kept prices up

The Real Estate Data Aggregator counted 124 homes for sale in ZIP 33155 for the three months ending July 31, 2026. That is down 11.4% from a year before. Fewer choices for buyers usually means prices hold or rise. That is what happened here.

New listings came in at 118, up just 0.9% from a year before. So sellers are listing at about the same pace. Supply is not flooding in. At 4.6 months of supply, down 0.4 months from last year, this market leans slightly toward sellers, though not sharply.

What the national picture adds

The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Westchester's 10.9% gain in median price ran well ahead of that national number. That gap matters if you are comparing your equity to what you read in national headlines.

The Federal Housing Finance Agency also reported a 0.3% month-over-month gain in U.S. house prices in July, seasonally adjusted. Prices nationally are still moving up, just more slowly than here in Westchester.

Pending sales dipped, so watch what is coming

The Real Estate Data Aggregator counted 82 pending sales in ZIP 33155 for the three months ending July 31, 2026. That is down 18% from a year before. Pending sales are a leading signal. Fewer contracts signed now can mean fewer closings ahead. It is worth watching.
