Westchester prices rose even as homes took longer to sell
Here is the one thing Westchester owners should sit with. The Real Estate Data Aggregator shows the median sale price in ZIP 33155 hit $805,000 in the three months ending August 31, 2026. That is up 14.6% from the same months in 2025. Pricing power is real here. But buyers are taking more time, so condition and timing still shape what you actually walk away with.
That 14.6% gain is meaningful. For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.4% from August 2025 to August 2026. Westchester ran well ahead of the national pace.
Buyers are taking longer, and that matters for how you price
The Real Estate Data Aggregator put the median days on market at 84 days in Westchester for those same three months. That is 15 days longer than a year before. Homes are still selling, but buyers are not rushing. If you price too high at the start, you may sit longer than you planned.
The Real Estate Data Aggregator counted 82 homes sold, down 4.7% from the year before. Fewer homes closed. But pending sales rose 4.3% to 98, which tells me buyer interest is still there. The pipeline is filling even if closings slowed a little.
Supply is tighter, and that supports prices
The Real Estate Data Aggregator showed 132 homes for sale in Westchester during those three months. That is down 14.3% from a year before. New listings also fell, down 11.6% to 114. Less supply with steady buyer interest is part of why prices climbed. Months of supply came in at 4.9, down 0.6 months from the year before.
What sellers are actually getting at the closing table
The Real Estate Data Aggregator put the average sale-to-list ratio at 94.7% for the three months ending August 31, 2026. That is down 0.8 points from a year before. Homes are selling, but most are closing below list price. Only 7.3% sold above list, though that share rose 2.6 points from a year ago. A well-priced, well-prepared home can still get there.
Speed matters too. The Real Estate Data Aggregator found that 22.5% of Westchester homes went under contract within two weeks of listing. That share rose 2.3 points from a year before. The homes that priced right moved fast. The ones that did not are in that 84-day median.
Long-term owners are sitting on real equity
MAR reported in October 2026 that South Florida single-family homeowners who bought 15 years ago now hold about $500,000 in home equity as of 2026 Q2. If you bought in Westchester around 2011, that number likely means something personal to you. That kind of equity gives sellers real choices about what to do next.
Rates are adding pressure on the buyer side
MAR also reported that mortgage rates rose to 7.46% by mid-October 2026. Realtor.com noted rates climbed above 7% for the first time since January 2025. Buyers are working with higher monthly costs, and that is part of why they are taking more time. It is not a reason to lower your price automatically, but it is a reason to think carefully about where you start.
- Westchester prices are up 14.6% year over year, per the Real Estate Data Aggregator.
- But buyers are taking 84 days on average, 15 days longer than a year before.
- Pricing with care, and getting the home in good shape, still separates the fast sales from the slow ones.
