South Beach sellers still need realistic pricing

By Shelia Gasson
Real estate, South Beach Condo Market Update

The one fact every South Beach seller needs to see right now: the Real Estate Data Aggregator counted an average sale price of 93.4% of list price in ZIP 33139 for the three months ending August 31, 2026. That means buyers are routinely paying less than ask. Price your condo right from the start, or plan to negotiate.

And only 3.5% of condos sold above list price, according to the Real Estate Data Aggregator. That is up 1.2 points from a year before, which is a small move in the right direction. But it still means fewer than 4 in 100 sellers got more than they asked. Most did not.

MAR reported that total home sales across the area fell 9.7% year over year in September 2026, dropping from 2,021 to 1,825. Fewer buyers are closing. That makes pricing discipline even more important in South Beach right now.

Homes are sitting longer

The Real Estate Data Aggregator put the median days on market at 140 days in ZIP 33139 for the three months ending August 31, 2026. That is 14 days longer than the same period a year before. If your condo is priced above where buyers are willing to land, it will sit.

The median sale price came in at $487,500, down 8% from a year before, per the Real Estate Data Aggregator. Prices dipped. That is a real shift, and sellers who priced to last year's market are feeling it.

More sales, but at lower prices

Here is the part that surprises people. The Real Estate Data Aggregator counted 256 condos sold in ZIP 33139 for the three months ending August 31, 2026. That is up 16.9% from a year before. More units are moving. They are just moving at lower prices and after longer waits.

Supply dropped sharply. The Real Estate Data Aggregator counted 708 homes for sale in ZIP 33139, down 32% from a year before. Months of supply came in at 8.5, which is down 6.1 months from a year ago. Less inventory is on the market, yet prices still softened. That tells you buyers have leverage even when choices are fewer.

Rates are not helping buyers stretch

Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. The 15-year fixed averaged 6.60%. Those numbers keep monthly payments high, which is part of why buyers push back on price. MAR also reported that mortgage rates hit 7.46% by mid-September 2026, so buyers have been dealing with elevated costs for a while.

The National Association of Realtors reported that existing-home sales rose 1.5% in September 2026, reaching 3.99 million units nationally. National inventory reached 1.60 million homes. So buyers have more choices across the country, which gives them more confidence to negotiate here in South Beach too.

What this means if you are selling

Start with a price that reflects where condos are actually closing, not where you hope they land. The 93.4% sale-to-list ratio from the Real Estate Data Aggregator tells you buyers are going to negotiate. Build that in from day one. A realistic list price now beats a price cut after 140 days on the market.

What this means if you are buying

You have room to negotiate in most cases. Only 3.5% of condos sold above list, per the Real Estate Data Aggregator. Come in with a number you can defend, and do not assume you have to pay full ask. The pending sales count of 235 is unchanged from a year before, so competition is not surging.

In short
  1. South Beach condos are selling, but at 93.4% of list price on average and after a median of 140 days.
  2. Prices are down 8% from a year ago.
  3. Volume is up 16.9%.
  4. Buyers are negotiating and winning.
  5. Sellers who price to reality are the ones closing.

One more thing: these are ZIP 33139 numbers. One building or one block can read very differently from the whole ZIP code. I have seen two condos on the same street close at very different prices because the buildings have different financials, rules, and buyer pools. The ZIP code gives you context. Your specific building gives you the real answer.
