South Beach sales rose even as prices slipped

Here is the one fact that changes what you should do if you own a condo in South Beach. The Real Estate Data Aggregator counted 283 sales in ZIP 33139 in the three months ending July 31, 2026. That is up 16% from the same period a year before. More buyers showed up. But the median sale price fell 6.3% to $499,000. Buyers are active and more price-aware at the same time. That means how you price and position your unit matters more than it did last year.

CNBC reported on September 24, 2026 that inflation-adjusted home prices fell 1.6% year over year in Miami. South Beach fits that pattern. Sales volume climbed while the median price slipped. That is not a contradiction. It means buyers are willing to move, but only when the price makes sense to them.

What the supply picture looks like

The Real Estate Data Aggregator shows 707 homes for sale in ZIP 33139 during that same period. That is down 34.8% from a year before. Fewer choices for buyers sounds like good news for sellers. But 7.7 months of supply still puts this market on the buyer-friendly side of balanced. Supply dropped sharply, yet it has not dropped enough to give sellers the upper hand on price.

How long homes are sitting

The median days on market was 142 days. That is 15 days longer than the same period a year ago, according to the Real Estate Data Aggregator. Most homes here are not moving quickly. That said, 10.9% of homes went under contract within two weeks of listing. That share is up 3.7 points from a year before. So a well-priced unit can still move fast. The rest are waiting.

What buyers are actually paying

The average sale came in at 93.9% of list price, per the Real Estate Data Aggregator. That is up 0.4 points from a year ago, which is a small improvement. Only 3.9% of homes sold above list price. That share is up 2.3 points, so it is growing, but it is still rare. Most sellers are accepting less than they asked. Pricing close to where buyers are already looking gives your unit the best chance of being in that faster group.

The broader Miami and South Florida picture

CNBC reported on September 24, 2026 that 194 ultra-luxury sales of $10 million or more closed in Miami-Dade County in the first eight months of 2026. That is a different segment from most South Beach condos, but it tells you demand at the top of this market is real. CNBC also reported that 82% of Miami condo sales valued at $1 million or more in 2025 were all-cash transactions. Cash buyers move on their own timeline and are often more price-disciplined. They do not need a rate to work.

MAR reported on September 16, 2026 that Palm Beach County recorded 170 sales of $10 million or more through August 2026, breaking its previous annual record. MAR also counted 1,899 total home sales transactions in Palm Beach County in August 2026 alone. In the mid-market, MAR reported 151 single-family sales in the $500,000 to $600,000 range in Palm Beach County in August 2026. That mid-market price band overlaps closely with South Beach's $499,000 median, so buyers shopping near that price point have options across South Florida, not just on the Beach.

MAR also reported that condo sales across the region grew from 903 to 911 units year over year in August 2026. Condos priced between $500,000 and $600,000 saw 32% year-over-year sales growth, rising from 78 to 103 sales, per MAR. That growth band sits right at South Beach's median. MAR reported that South Florida single-family homeowners held over $500,000 in home equity as of 2026 Q2. That equity gives move-up buyers in this region real purchasing power, even with rates where they are.

Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Financed buyers are feeling that. The National Association of Realtors reported that existing-home sales fell 2.0% in August 2026 nationally. South Beach's 16% sales gain stands out against that backdrop.

New listings slowed, pending sales dipped

The Real Estate Data Aggregator counted 369 new listings in ZIP 33139 during the three months ending July 31, 2026. That is down 9.8% from a year ago. Fewer sellers listed. Pending sales came in at 239, down 4% from the same period last year. Sales closed at a higher rate than they went pending, which tells me some of those pending deals from earlier months are now closing. The pipeline is not empty, but it is not filling as fast as it was.

What this means if you own here

Buyers are showing up. That is real. But they are not paying whatever a seller asks. The median price fell 6.3% and homes are sitting 15 days longer than last year. A unit priced where buyers are already looking can still move in two weeks. One priced above that range joins the 142-day median. One street, one floor, one building can read very differently from the ZIP code as a whole. That is where I come in.
