South Beach inventory is down, but buyers still have time

Here is the one thing sellers in South Beach need to hear right now. The Real Estate Data Aggregator counted 708 condos for sale in ZIP 33139 for the three months ending August 31, 2026. That is down 32% from the same period a year ago. Less competition sounds good. But 8.5 months of supply means buyers still have plenty of options. Waiting for the market to thin out further is not a strategy by itself.

For context, the National Association of Realtors put national supply at 4.9 months in August 2026. South Beach's 8.5 months sits well above that. Buyers here have room to compare, negotiate, and wait. That matters when you are setting a list price.

More sales, but at lower prices

The Real Estate Data Aggregator counted 256 condos sold in ZIP 33139 for the three months ending August 31, 2026. That is up 16.9% from the same period in 2025. More homes are moving. But the median sale price fell to $487,500, down 8% year over year. Sales volume going up while prices come down tells you buyers are active but selective. They are not overpaying.

The Miami Association of Realtors reported that condo sales across Miami-Dade rose from 903 to 911 in August 2026, year over year. Condos priced between $500,000 and $600,000 saw 32% sales growth, going from 78 to 103 sales. That price band is where buyers are showing up. South Beach's median of $487,500 sits just below it, which is worth knowing when you talk about where to price.

Homes are sitting longer, and rates are not helping

The median condo in ZIP 33139 took 140 days to sell, 14 days longer than the same period last year, according to the Real Estate Data Aggregator. That is nearly five months on the market. Buyers are not in a rush. Freddie Mac put the 30-year fixed rate at 7.40% as of October 8, 2026. That slows decisions. If your home is sitting, the rate environment is part of the reason, but pricing is the part you can control.

A few signs buyers are warming up

Not everything points the same direction. The Real Estate Data Aggregator shows 235 pending sales in ZIP 33139 for the three months ending August 31, 2026, unchanged from a year ago. Demand held steady even as prices softened. The share of homes that sold above list price ticked up 1.2 points to 3.5%. That is still a small slice, but it moved in the right direction. And 9.4% of homes went under contract within two weeks of listing, up 1.3 points year over year. Price it right and the right buyer can still move fast.

What this means if you are selling

Fewer listings is a real advantage. But 8.5 months of supply and a 140-day median tells you buyers are still doing their homework. Homes that sold quickly, the 9.4% that went under contract in two weeks, almost certainly came in priced well and showed well. The sale-to-list ratio of 93.4% means the average seller gave up 6.6 cents on every dollar of list price. Starting closer to where the market actually is can shorten that gap.

What this means if you are buying

You have time and options. The 32% drop in listings is real, but 708 condos for sale and 8.5 months of supply still gives you room to compare. The median price is down 8% year over year to $487,500. That means sellers have already adjusted in many cases. Rates at 7.40% are a real cost, so run your numbers carefully before you commit.
