South Beach condo sales rose even as prices eased

Real estate, South Beach Condo Market Update

Here is the one thing that matters most if you own or want to own a condo in South Beach: buyers are showing up, but they are not paying yesterday's prices. The Real Estate Data Aggregator counted 256 condos sold in ZIP 33139 over the three months ending August 31, 2026. That is up 16.9% from the same three months in 2025. At the same time, the median sale price came in at $487,500, down 8% year over year. More sales and a lower price tell you this market is moving on buyers' terms right now.

Compare that with what Redfin reported for Miami overall in September 2026: home prices rose 8.2% year over year. South Beach condos moved in the opposite direction on price. That gap is worth paying attention to. South Beach condos are their own micro-market, and the ZIP code numbers can look very different from a city-wide headline.

What the supply picture looks like

The Real Estate Data Aggregator counted 708 condos for sale in ZIP 33139 during that same period. That sounds like a lot, but it is actually down 32% from a year before. Months of supply dropped 6.1 months to land at 8.5 months. Fewer homes on the market, yet prices still eased. That tells me sellers are competing harder for the buyers who are here.

How buyers are behaving

Most buyers are not in a hurry. The median condo sat on the market 140 days, which is 14 days longer than a year ago, according to the Real Estate Data Aggregator. Only 9.4% of homes went under contract within two weeks of listing. That share is up 1.3 points from a year before, so a small slice of well-priced homes still moves quickly. But the typical home does not.

The average sale came in at 93.4% of list price, down just 0.3 points from a year ago, the Real Estate Data Aggregator shows. That means most sellers are getting close to their asking price, but they are pricing to meet the market, not above it. Only 3.5% of homes sold above list price, though that share is up 1.2 points from a year before.

Rates are still a factor

Freddie Mac put the 30-year fixed rate at 7.32% as of October 22, 2026. The 15-year fixed averaged 6.68% that same week. MAR reported that mortgage rates reached 7.46% by mid-September 2026. Rates at these levels slow buyers down. That is part of why 140-day median sits where it does.

Nationally, the National Association of Realtors reported that existing-home sales rose 1.5% in September 2026, reaching 3.99 million units. A small national uptick. South Beach saw a bigger jump in volume, which shows local demand is real even with rates where they are.

What this means if you own here

Buyers are active. The Real Estate Data Aggregator counted 235 pending sales in ZIP 33139 for the period, unchanged from a year before. That pipeline is holding steady. But with 8.5 months of supply and a median price down 8%, pricing your condo right is the single biggest thing you can control. Homes priced to the current market are the ones getting to that 93.4% of list.

What this means if you want to buy here

South Beach condos are not following the wider Miami price trend right now. Redfin showed Miami up 8.2% year over year. South Beach condos are down 8% over the same stretch. That divergence matters. It also matters which building you are looking at. South Beach is not one market inside one ZIP code. The building can change the picture more than the neighborhood average does.

In short
  1. More South Beach condos sold over the three months ending August 31, 2026, but the median price slipped 8% to $487,500. Supply is down sharply, yet homes are still taking 140 days to sell.
  2. Price is doing the work here, not momentum.
  3. One block or one building can read very differently from what the ZIP code average shows.
