One part of Coral Gables moved much faster than the other

By Shelia Gasson
Real estate, Coral Gables

I want to say this plainly: Coral Gables is not one market right now. The Real Estate Data Aggregator counted homes across two ZIP codes here for the three months ending August 31, 2026, and the difference in pace is significant. If you price off a citywide average, you could be starting in the wrong place entirely.

The two ZIP codes, side by side

ZIP 33146 had a median sale price of $1,090,000, according to the Real Estate Data Aggregator. Homes there sat on the market a median of 63 days. That is 21 days shorter than the same period a year ago. Sellers got 97% of list price on average, up 3.8 points from last year.

ZIP 33134 tells a different story. The Real Estate Data Aggregator put the median sale price there at $935,000, up 13.7% from a year ago. But homes sat a median of 98 days, which is 14 days longer than last year. Sellers averaged 95.1% of list price.

Speed is where the gap really shows

That 35-day gap matters a lot if you are a seller setting expectations. In 33146, nearly 1 in 4 homes went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 24.2%, up 14.2 points from a year ago. In 33134, that share was 15.7%, up 4.7 points. Both improved, but 33146 improved much faster.

Buyers had more leverage in one ZIP than the other

In 33146, only 17.9% of homes sold above list price. That number sounds modest, but it jumped 17.9 points from a year ago, per the Real Estate Data Aggregator. In 33134, just 5% of homes sold above list, and that share actually slipped 0.9 points from last year. So if you are a buyer, 33134 gave you more room to negotiate.

Supply dropped in both, but differently

The Real Estate Data Aggregator counted 63 homes for sale in 33146 during the period, down 34.4% from a year ago. That is a big drop in available inventory. In 33134, there were 193 homes for sale, down 7.2%. Fewer choices in 33146 helps explain why homes there moved faster.

Prices moved in opposite directions

This is the part that should give every seller pause. The Real Estate Data Aggregator shows the median sale price in 33146 was down 38.3% from a year ago. That is a steep drop, even with homes selling faster. In 33134, the median was up 13.7%. Two ZIP codes, two very different price trends, both inside Coral Gables.

Across both ZIPs together, the Real Estate Data Aggregator counted 149 homes sold, up 9.6% from a year ago. Pending sales across both ZIPs rose 19.3%. Those combined numbers look encouraging. But they can hide what is really happening street by street.

Rates are part of the picture too

MAR reported that mortgage rates in South Florida rose to 7.46% by late September 2026. That level puts pressure on buyers at every price point. It also means sellers need to price carefully, because buyers are already stretching on monthly costs.

MAR also reported that Miami-Dade logged 24 sales above $30 million through September 2026, breaking the full-year 2025 record. That tells you the top of the market is active. But most Coral Gables sellers are not in that range, and those numbers should not change how you price a home at $935,000 or $1,090,000.

In short
  1. 33146 moved faster and got closer to list price.
  2. 33134 saw more sales volume and rising prices, but homes sat longer and buyers had more room to negotiate.
  3. Pricing off Coral Gables as a whole misses both stories.
  4. One street can read very differently from the ZIP code around it, and I am happy to pull the numbers for yours.
