One part of Coral Gables is moving faster than another

If you're pricing or planning in Coral Gables right now, the city-wide average isn't your friend. The Real Estate Data Aggregator counted 149 homes sold across Coral Gables in the three months ending August 31, 2026. That's up 9.6% from the same months in 2025. Sounds straightforward. But the two ZIP codes that make up Coral Gables are telling very different stories.

The speed gap is real and it's 35 days wide

The Real Estate Data Aggregator put median days on market at 63 in ZIP 33146 for those same three months. In ZIP 33134, it was 98 days. That's a 35-day difference inside the same city. In 33146, that 63-day figure is actually 21 days shorter than the same period in 2025. In 33134, it went the other way: 14 days longer year over year.

Prices moved in opposite directions

The Real Estate Data Aggregator shows the median sale price in 33146 came in at $1,090,000, down 38.3% from a year ago. That's a big drop, and it's worth noting: a shift in the mix of homes that sold can move a median that much even when individual home values haven't changed that sharply. In 33134, the median was $935,000, up 13.7% year over year. Sales volume in 33134 rose 18.6% to 121 homes sold. In 33146, 28 homes sold, down 17.6%.

Buyers are moving quicker in 33146

The Real Estate Data Aggregator found that 24.2% of homes in 33146 went under contract within two weeks of listing. That's up 14.2 points from a year ago. In 33134, that share was 15.7%, up 4.7 points. Both moved in the right direction, but 33146 is seeing noticeably faster early action. Sellers in 33146 also got 97 cents on the dollar on average, versus 95.1 cents in 33134.

Supply is tighter across both ZIPs

The Real Estate Data Aggregator counted 256 homes for sale across Coral Gables in the three months ending August 31, 2026. That's down 15.8% from a year ago. Fewer homes for sale with more buyers active is part of why pending sales rose 19.3% city-wide to 167. In 33146 alone, inventory dropped 34.4%. New listings there fell 14%. In 33134, new listings actually rose 15.3%, which helps explain why that ZIP has more supply and longer days on market.

The broader Miami-Dade picture

MAR reported that Miami-Dade logged 194 home sales at $10 million or more through August 2026. That figure is already 14.1% above the full-year 2025 total, according to MAR's September 16, 2026 report. At the current pace, MAR projects Miami-Dade could finish 2026 with about 291 sales at that price point. That kind of luxury activity at the top of the market doesn't automatically lift every neighborhood, but it does reflect real buyer demand in South Florida at the high end.

Nationally, Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025, as of September 30, 2026. Price cuts hit 20.8% of listings nationally in September, the highest share since October 2022, also per Realtor.com. Those are headwinds for buyers everywhere. In Coral Gables, the data shows some sellers are still moving homes quickly, but pricing and ZIP code matter a lot.

What this means if you're selling or buying

If you're a seller in 33146, homes there are moving faster and getting closer to list price than a year ago. That's a better position than the city-wide average suggests. If you're in 33134, you have more competition from other listings and buyers are taking longer to decide. Pricing carefully matters more there. If you're a buyer in either ZIP, pending sales are up sharply, so the homes that are priced well aren't sitting long.
