Edgewater is pulling ahead on price and sales

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Edgewater beat that by a wide margin. The Real Estate Data Aggregator counted a 10.8% rise in the median sale price in ZIP 33137 over the same stretch. That gap matters when you're pricing a home or deciding where to buy.

I want to say this plainly: Downtown Miami and Edgewater are not the same market. They sit close to each other, but the numbers for the three months ending July 31, 2026 tell two different stories. Treating them as one would lead you to the wrong price.

Edgewater: prices up, inventory down, sales climbing

The Real Estate Data Aggregator counted 150 homes sold in ZIP 33137 in the three months ending July 31, 2026. That's up 21% from the same period in 2025. At the same time, homes for sale fell 18.1%, to 465. Fewer choices for buyers, more sales closing. That combination pushed the median sale price to $872,500.

Downtown Miami: sales are up, but price slipped

Downtown Miami's ZIP 33132 is not standing still. The Real Estate Data Aggregator counted 119 homes sold there in the three months ending July 31, 2026, up 10.2% from a year before. Pending sales rose 16.7%. Those are real signs of demand. But the median sale price dipped 1.9% to $490,000. And with 15.3 months of supply, sellers are competing against a lot of other listings. New listings in 33132 jumped 26.8%, which adds to that pressure.

Downtown Miami today is not what it was a decade ago. Miami Worldcenter and continued development have changed the area. But inside 33132, different buildings carry very different investor profiles and rental structures. A short-term-rental-friendly building and a conventional residential condo should not be valued the same way. That's where I look closely before you price or offer.

One honest note: homes in Edgewater are taking longer to sell than a year ago. The Real Estate Data Aggregator shows the median days on market rose 25 days, to 155 days. More sales are closing, but buyers are still taking their time. Price it right and the demand is there. Price it high and you'll feel those extra weeks.

What the national number misses

The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Edgewater's 10.8% gain is more than four times that pace. Downtown's 1.9% dip sits below it. Neither neighborhood follows the national line. If you're pricing a home in either area using national averages, you're working from the wrong starting point.

The combined picture: Downtown and Edgewater together

Across both ZIPs, the Real Estate Data Aggregator counted 269 homes sold in the three months ending July 31, 2026. That's up 15.9% from a year before. Homes for sale across both neighborhoods fell 10.9%, to 1,058. Pending sales rose 10%, to 265. The overall direction is positive, but Edgewater is doing more of the heavy lifting.

Also worth noting: MAR reported that Miami-Dade saw 194 home sales of $10 million or more through August 2026. That's already 14.1% above the full-year 2025 total, with months still to go. At the current pace, MAR projects Miami-Dade will finish 2026 with 291 sales at that price level. That context matters when you're thinking about where Edgewater's newer waterfront inventory fits in the broader picture.

The broader Miami-Dade picture is more mixed. MAR reported that total home sales across Miami-Dade fell 1.1% year over year in August 2026, to 1,769 transactions. Broward County told a similar story overall, with total sales coming in at 1,899 in August 2026. But Broward's luxury segment moved the other way: MAR reported that $1 million or more home transactions in Broward rose 22.6% year over year in August 2026, reaching 255 sales. The upper end is holding up better than the broader market in both counties.

What this means for you

If you own in Edgewater, the local data gives you a stronger starting point than any national average would. If you're buying in Edgewater, know that inventory is tighter and buyers are moving, even if not always quickly. If you're in Downtown, demand is real, but supply is still elevated. Pricing carefully matters more there right now.

One more thing I always say: one street can read very differently from the ZIP code as a whole. The building you're in, or the one you're looking at, can change the picture entirely. That's especially true in these two neighborhoods, where condo towers built in different eras attract very different buyers.
