Brickell inventory is down, but buyers still have room to negotiate

By Shelia Gasson
Real estate, Brickell market

Here's the one thing every Brickell seller needs to hear right now. Less inventory does not mean bidding wars. The Real Estate Data Aggregator counted 1,088 homes for sale across the Brickell market in the three months ending August 31, 2026. That's down 17.7% from the same stretch a year ago. And yet buyers still have plenty of choices, and they know it.

Six months of supply is roughly the line between a buyer's market and a seller's market. The Real Estate Data Aggregator shows 13.5 months of supply in ZIP 33131 and 14.8 months in ZIP 33130, both for the three months ending August 31, 2026. MAR reported 10.2 months of supply for existing condominiums across the broader market area as of October 16, 2026. Every one of those numbers tells the same story: buyers have time and options.

Homes are sitting. That matters for your price.

The Real Estate Data Aggregator shows the median home in ZIP 33131 sat on the market 157 days in the three months ending August 31, 2026. That's 27 days longer than the same period in 2025. In ZIP 33130, the median was 170 days, which is 68 days longer than a year ago. Sellers who overprice are waiting a long time to find out.

I want to be honest here. Prices haven't collapsed. The Real Estate Data Aggregator put the median sale price in ZIP 33131 at $634,500, down just 0.9% from a year ago. In ZIP 33130 it was $560,000, unchanged. So prices are holding, but sellers are giving up ground on time, not on price. That's a slow bleed if you need to move.

Buyers are closing below list. Almost nobody is paying above it.

The Real Estate Data Aggregator shows the average sale closed at 94.1% of list price in ZIP 33131 and 95% in ZIP 33130, for the three months ending August 31, 2026. Only 1.3% of homes in 33131 sold above list price. In 33130 it was 1.2%. That means nearly every sale closed at a discount. Buyers know this, and a good buyer's agent will use it.

Sales are up, but pending sales tell a more careful story.

The Real Estate Data Aggregator counted 239 homes sold across the Brickell market in the three months ending August 31, 2026. That's up 5.8% from a year ago. More homes are closing, which is a real sign of activity. But pending sales across the two ZIPs together were up only 0.4% over the same period. Zillow reported that newly pending sales nationally fell 8.5% year over year in September 2026. Brickell is holding up better than the national picture, but the pipeline isn't surging.

What this means if you're buying in Brickell

You have time and leverage. Homes are sitting an average of five months or more. The sale-to-list ratios tell you there's room to negotiate. One thing I always remind buyers: Brickell is not one market. The building matters more than the ZIP code. An older investor-heavy tower and a newer luxury building in the same ZIP can behave very differently. I look at both before we make an offer.

What this means if you're selling in Brickell

Sharp pricing is not optional right now. The Real Estate Data Aggregator shows only 4.8% of homes in ZIP 33131 went under contract within two weeks of listing, for the three months ending August 31, 2026. In ZIP 33130 it was 4.9%. That means roughly 95 in 100 homes did not go fast. If your price is off, you will wait. And waiting in a buyer's market usually means a lower final number.

Rates aren't helping either side move quickly. Freddie Mac put the 30-year fixed rate at 7.24% as of October 29, 2026. That slows buyer urgency and keeps some sellers locked in place. It's a real factor in how long homes sit.

A word on FHA financing in Miami condos

MAR reported as of October 16, 2026 that only 21 condominium buildings in Miami-Dade, Broward and Palm Beach counties are approved for FHA loans. That is a small number across three counties. If you are buying with FHA financing, your building choices are limited. Ask me before you fall in love with a unit.

In short
  1. Brickell inventory fell 17.7% year over year, but 13.5 to 14.8 months of supply still puts buyers firmly in control.
  2. Homes are taking 157 to 170 days to sell.
  3. Nearly every sale closed below list price.
  4. Price it right from day one, or plan to wait.

One more thing I want you to keep in mind. The numbers above cover full ZIP codes. One building, or even one floor plan in one building, can read very differently from the ZIP code as a whole. That's especially true in Brickell, where older waterfront buildings, newer luxury towers and branded residences all sit within the same ZIP.
