Brickell condo buyers have more room to negotiate now

As of October 4, 2026, Brickell condos are sitting on the market longer and buyers have more choices than they did a year ago. That changes what sellers need to do, and what buyers can ask for.

MAR reported 12.1 months of supply for existing condominiums across Miami-Dade. The Real Estate Data Aggregator counted even more in Brickell's two ZIP codes for the three months ending July 31, 2026. Six months or more is generally considered a buyer's market. Both ZIPs are well past that line.

All three figures sit well above the 6-month buyer's market threshold. Three months ending July 31, 2026.

More supply does not mean the market is stalled. The Real Estate Data Aggregator counted 245 homes sold across both ZIP codes in those three months, up 7% from the same period in 2025. Pending sales across the two ZIPs came to 264, up 9.1% year over year. Buyers are active. They just have options.

The two ZIP codes tell slightly different stories

I want to be clear about something most out-of-town buyers and sellers miss. ZIP 33131 and ZIP 33130 both carry the Brickell name, but they don't move the same way. And even within each ZIP, the building matters more than the ZIP code itself.

In ZIP 33131, the Real Estate Data Aggregator put the median sale price at $592,500, down 8.8% from the same three months in 2025. Homes sat on the market a median of 148 days, which is 20 days longer than a year ago. Only 1.9% of homes sold above list price.

In ZIP 33130, the median sale price came in at $560,000, up 2.8% year over year. But homes took a median of 171 days to sell, which is 48 days longer than the same period in 2025. Not one home in that ZIP sold above list price in those three months, according to the Real Estate Data Aggregator.

What this means if you're selling

With 1,070 homes for sale across both ZIPs, buyers have real choices. The Real Estate Data Aggregator shows sellers are still getting deals done, but the average sale came in at 94.2% of list price in ZIP 33131 and 95% in ZIP 33130. That gap between list and sale price is where price and condition do their work.

A well-priced, well-presented unit still moves. The share of homes going under contract within two weeks was 3.1% in ZIP 33131 and 5.7% in ZIP 33130. Small numbers, but they show that the right unit at the right price does find a buyer quickly.

What this means if you're buying

Many out-of-state buyers come in expecting a tight, competitive market. These numbers say otherwise. With months of supply at 13.1 and 13.9 in the two Brickell ZIPs, you have room to ask questions, request concessions and take your time comparing buildings.

One thing to know about Miami: CNBC reported in September 2026 that 82% of Miami condo sales valued at $1 million or more in 2025 were all-cash transactions. If you're financing, Freddie Mac put the 30-year fixed rate at 7.28% as of October 1, 2026. Factor that into your budget before you tour.

CNBC also reported in September 2026 that 194 ultra-luxury home sales of $10 million or more closed in Miami-Dade County in the first eight months of 2026. That segment operates by its own rules. The supply story I'm describing here applies to the broader condo market, not that top tier.

CNBC also reported in September 2026 that inflation-adjusted home prices in Miami fell 1.6% year over year. That lines up with what the Real Estate Data Aggregator shows in ZIP 33131. ZIP 33130 moved the other direction with a 2.8% price gain. Two ZIPs, two different readings.

The wider picture

The National Association of Realtors reported that existing-home sales across the country decreased 2.0% in August 2026 from the prior month. Nationally, months of supply sits at 4.9 months, which is the highest level in over ten years. Brickell's condo supply is far above even that elevated national figure.

MAR also reported the single-family side of Miami-Dade separately. Single-family homes in Miami-Dade sit at 4.9 months of supply, a seller's market. Broward County single-family homes sit at 4.1 months, also a seller's market by MAR's numbers. Condos in Broward came in at 9.9 months, a buyer's market, though still well below what the Real Estate Data Aggregator shows for Brickell condos. The condo supply story is not a Miami-only story, but Brickell's numbers are elevated even by regional standards.

MAR reported that mortgage rates in South Florida are expected to stay above 6.7% through year-end. Freddie Mac's October 1, 2026 reading of 7.28% on a 30-year fixed confirms rates remain a real factor in who can buy and how.

One last thing about Brickell

I say this to every client who asks me about Brickell. There is no single Brickell condo market. You have older waterfront buildings, 2000s investor-heavy towers, newer luxury buildings, branded residences and ultra-luxury product. A ZIP code average can point you in the wrong direction. The building matters more than the ZIP.

And Brickell Key is its own thing. It's a quieter, island setting with controlled access and waterfront walking paths. A buyer who doesn't want to be in the middle of Brickell's commercial core may still very much want Brickell Key. Those two buyers are shopping differently, even though the addresses sit close together.

  1. Brickell condo supply is above 13 months in both ZIP codes for the three months ending July 31, 2026. Homes are selling, pending sales are up, but buyers have choices and sellers need to price and present carefully.
  2. One street, one building, one floor plan can read very differently from the ZIP code average.
