Brickell buyers are taking longer, and price cuts still matter

The one fact that changes what you should do right now: the Real Estate Data Aggregator counted a median of 170 days on market in ZIP 33130 and 157 days in ZIP 33131 for the three months ending August 31, 2026. That means the typical Brickell home took roughly five to six months to find a buyer. If you're a seller, your price and your patience are doing a lot of work right now.

Those wait times grew a lot. The Real Estate Data Aggregator shows 33130 added 68 days compared with the same three months of 2025. ZIP 33131 added 27 days. Not every home sold slow, but most did. That's the honest picture.

What sellers are actually getting at closing

Homes are closing, but below ask. The Real Estate Data Aggregator put the average sale-to-list ratio at 94.1% in ZIP 33131 and 95% in ZIP 33130. That's a real gap from the listed price. On a $634,500 home in 33131, that difference adds up fast.

Almost nothing sold above list. The Real Estate Data Aggregator counted just 1.3% of sales above list price in 33131 and 1.2% in 33130. That's a small slice. Most buyers negotiated down, not up.

Supply is still high, even though it dropped

The Real Estate Data Aggregator counted 13.5 months of supply in ZIP 33131 and 14.8 months in ZIP 33130 for the three months ending August 31, 2026. That's a lot of competition for sellers. MAR reported on September 16, 2026 that Miami-Dade condos overall sit at 12.1 months of supply, which MAR calls a buyer's market. Brickell's numbers run even higher than that countywide figure.

Supply did fall. The Real Estate Data Aggregator shows homes for sale across both ZIPs dropped 17.7% year over year, to 1,088 active listings. Fewer new listings came to market too, down 6.7% combined. So inventory is shrinking, but it's still high enough to give buyers real choices.

Sales volume is actually up a little

Here's the part that doesn't fit the slow story neatly. The Real Estate Data Aggregator counted 239 homes sold across both ZIPs in the three months ending August 31, 2026. That's up 5.8% from the same period in 2025. Homes are selling. They're just taking longer to get there.

Rates are making buyers cautious too

Freddie Mac reported the 30-year fixed rate averaged 7.40% as of October 8, 2026. That's not a small number. MAR reported on September 16, 2026 that rates are poised to stay above 6.7% through year-end in South Florida. Higher rates slow decisions. Buyers have more time to look, compare buildings, read the financials and check the rental rules before they commit.

That matters a lot in Brickell specifically. I always say: which Brickell? An older waterfront building, a 2000s investor tower and a newer branded residence don't behave the same way. The building's HOA fees, rental restrictions and condo association health can shift your numbers more than the ZIP code does. Slower timelines give buyers time to do that homework.

What this means if you own here

If you're a seller, the data from the Real Estate Data Aggregator says pricing sharp matters more than it did a year ago. Homes that closed did so at 94.1% to 95% of list. The ones that didn't close are still sitting in that 1,088-listing pool. Time and price are tied together right now.

If you're a buyer, the slower pace works in your favor. You have time to compare buildings side by side. Ask for the condo financials. Check the rental rules before you fall in love with a unit. Pending sales across both ZIPs combined were up just 0.4% year over year, per the Real Estate Data Aggregator. There's no rush forcing your hand.
